What Makes a Roof Repair Go Wrong

Before we talk about what we fix, it's worth being honest about why roof repairs fail in the first place — because a lot of them do, and it's almost never the materials.

The wrong diagnosis. Water travels before it drops. A damp patch on a bedroom ceiling might be entering the roof three metres away through a failed flashing, a cracked ridge tile, or a lifted slate on the opposite side of the apex. A roofer who patches where the water is appearing rather than where it's entering will be back at your door six months later. We trace the actual entry point first, every time.

Temporary fixes sold as permanent ones. Roof sealant sprayed over failed flashing, mortar slapped over cracked flaunching, a single tile replaced while the surrounding course is loose — these are patches that buy a few months and create repeat call-outs. We don't do this. If the surrounding area needs attention to make the repair hold, we tell you that upfront and include it in the quote.

The wrong materials. Using modern sand-and-cement mortar to repoint Victorian lime mortar chimneys is one of the most common mistakes on older Manchester properties. Sand-and-cement is harder than the brick it's applied to — when the stack moves slightly in wind or frost, the mortar holds rigid and cracks the brick instead. We use the correct lime-based mortars on older properties because it's what the job requires, not because it's cheaper or faster.

Poor lead work. Lead flashing is what seals the join between your chimney stack, roof windows, or party walls and the roof surface. Badly fitted lead cracks at the folds, lifts at the edges, and lets water track directly into the roof structure. Correct lead work means proper drips, correct laps, and mortar joints that seal without relying on the lead to do all the work.

How We Carry Out a Roof Repair — What to Expect

Step 1 — Free inspection and diagnosis
We come out, get eyes on the roof, and identify the actual source of the problem. For most properties this means getting up on the roof rather than assessing from the ground — a lot of problems aren't visible from the street. No charge for the inspection, no obligation.

Step 2 — Fixed written quote
You get a written quote covering exactly what work will be carried out, what materials will be used, and what the total cost is. No surprises on the day, no revised figures once we're on the roof. If we find something additional once the work is underway, we stop and call you before proceeding — not after.

Step 3 — The repair
Most roof repairs are completed in a single visit. We carry a full range of slates, tiles, lead, mortar, and flashing materials on the van so we're not waiting on supplies. We work cleanly and remove all waste from the site.

Step 4 — Written guarantee
Every repair is covered by a 5-year written guarantee. If the repair fails within five years, we come back and fix it at no charge. No arguments, no small print.

The Roof Repairs We Carry Out in Manchester

From a single slipped slate to storm damage across the whole roof — here's what we fix and how we fix it properly.

Slipped & Missing Slates

Slates slip when the nibs rot or fixings corrode — common on Manchester's Victorian terraces. We replace individual slates, source matching natural Welsh slate where possible, and check surrounding slates for early movement while we're on the roof.

Failed Lead Flashing

Lead flashing seals the join between your chimney, dormer, or party wall and the roof surface. When it lifts or cracks, water tracks straight into the roof structure. We remove the old flashing, repoint the mortar joint, and fit new code 4 lead dressed correctly.

Ridge & Hip Mortar Failure

Ridge tiles are bedded in mortar that deteriorates over decades of freeze-thaw winters. Once it fails, tiles rock and shift — opening a direct route for water into the roof space. We rake out the old bedding, re-mortar, and re-secure any tiles that have moved.

Flat Roof Repairs

Blisters, cracks, and failed upstands on GRP, EPDM, and felt flat roofs allow water in fast. We inspect the full surface — drains, outlets, flashing laps, and the surface condition — before diagnosing the problem and carrying out a lasting repair or honest replacement recommendation.

Storm Damage Repairs

Manchester's Atlantic weather systems regularly cause slates to blow off, ridge tiles to shift, and flashings to lift. We offer same-day emergency response across Greater Manchester, assess the full extent of the damage — not just what's visible from the ground — and carry out immediate weatherproofing repairs.

Your Roofing Questions Answered

Most roofs can be repaired rather than replaced — and any roofer pushing for a full replacement on a roof that needs a few slates and a repoint is upselling you. The honest indicators for replacement rather than repair are widespread surface deterioration across the whole roof, a flat roof over 15 years old that's had multiple patches, or structural movement in the roof deck itself. We'll inspect and give you a straight opinion — repair or replace, and the realistic cost of each.

Most repairs can be carried out in cold and damp conditions — in Manchester you'd be waiting a long time for a dry week if you held out for one. We won't work in high winds, ice, or heavy rain where safety is compromised or where conditions would affect the quality of the finished repair. If weather causes a delay, we'll tell you and reschedule.

Not always. Single-storey work and straightforward repairs on accessible roofs are often carried out safely from a ladder or tower scaffold. Full scaffolding is required for anything above two storeys or for jobs running more than a day at height. We'll tell you what's needed upfront and include it in the quote — it's never added as a surprise charge afterwards.

Usually yes. We carry natural Welsh slate in the most common sizes and can source specific dimensions to order. On older properties we can sometimes salvage sound slates from a less visible section of the roof — a rear slope, for example — to get a close match on a visible front elevation repair.

Yes. We can document the damage with photographs and provide a detailed written report for your insurer before and after the repair. We don't inflate quotes for insurance work — the price is what the job costs.

We cover all of Greater Manchester — Manchester City, Salford, Stockport, Trafford, Oldham, Rochdale, Bury, Bolton, Wigan, and Tameside. Call 07487 617146 to confirm coverage for your specific postcode.
