Cracked or Missing Flaunching
The flaunching is the sloped mortar cap at the top of the chimney stack that holds the pots in place and sheds water off the top of the brickwork. Once it cracks — which it will on most Manchester properties after 20–30 years without maintenance — rainwater tracks directly into the brick course below. You often can't see flaunching cracks from the ground, but loose or leaning chimney pots are a reliable indicator that the flaunching underneath has failed.
White Staining on the Chimney Breast Wall
