Why Rotted Fascias and Soffits Are More Than a Cosmetic Problem
Most homeowners notice fascias and soffits when they start to look shabby — peeling paint, dark staining, visible cracks along the board face. What they don't notice is what's been happening behind the painted surface for the months or years before the rot became visible from the ground.
Fascia boards carry your gutters. They're fixed to the ends of the roof rafters and form the structural anchor point for the entire guttering system. When timber fascias rot — which in Manchester's damp climate they inevitably do, usually from behind where moisture sits between the board and the rafter — the gutter fixings lose their grip. Gutters that aren't anchored properly pull away from the wall, break their seal at the back edge, and redirect rainwater down the face of the fascia and into the eaves rather than away from the building.
Soffits close the gap between the fascia and the wall — the underside of the roof overhang. They're the first line of defence against birds, squirrels, and wasps getting into the eaves and roof space, and on most properties they're vented to allow airflow through the roof void. When timber soffits rot, they open gaps that let wildlife in and moisture out of control. When they're replaced with solid uPVC without the correct ventilation, condensation builds in the roof space and the underside of the roof deck starts to deteriorate from below.

What's Actually Involved in a Fascia and Soffit Replacement — and Why It Matters
A fascia and soffit replacement done properly isn't just a case of screwing new boards over old ones. What happens underneath is what determines how long the new installation lasts and how well it protects the roof structure behind it.
The first step is stripping the old roofline completely — removing existing gutters, fascias, soffits, and bargeboards. This exposes the rafter feet and the underside of the roof edge, which we inspect for rot, insect damage, and any movement before anything new goes on. Rafter feet that have been sitting behind a rotted fascia in Manchester's climate are frequently damp — we treat and where necessary replace any compromised timber before the new boards go up. Covering over rotten timber with new uPVC is the most common cause of a roofline replacement that needs doing again within five years.
The second step is the installation itself. uPVC fascia boards are fixed directly to the rafter feet — not over the existing timber — using stainless steel fixings that won't corrode in Manchester's damp conditions. Soffits are fitted into a channel at the bottom of the fascia and fixed at the wall side. Where ventilation is required — which is virtually every property — vented soffit boards or over-fascia vents are used to maintain the airflow through the roof void that prevents condensation buildup.
Gutters and downpipes are rehung last, using the new fascia as the fixing point and set to the correct fall toward the outlet. Where existing gutters are in good condition they can be rehung. Where they're cracked, brittle, or beyond their useful life, we replace them as part of the same job — it makes no sense to install new fascias and then immediately drill back into them to fix a gutter system that's going to need replacing within two years.

Warning Signs Your Fascias and Soffits Need Replacing
Roofline problems develop slowly and are easy to miss until they've caused secondary damage. Here's what to look for on your own property.
Paint Peeling or Flaking from the Fascia Surface
Timber fascias that are painted need repainting every four to five years to stay protected. When paint starts to peel — particularly in long horizontal strips along the board face — it means moisture has got behind the surface coating and is lifting it from below. At that stage the timber behind the paint is already damp. Left another winter, what started as surface degradation becomes through-board rot.
Dark Staining or Soft Spots on the Fascia Board
Dark discolouration along the length of a fascia board, particularly at the top edge where it meets the roof tiles or felt, indicates water is tracking down from above and saturating the timber. Where you can reach safely, pressing the board face with a thumb will confirm whether the wood has gone soft underneath. Soft fascia timber means the rot has progressed through the board and the fixings holding the gutters in place are no longer secure.
Gaps or Cracks in the Soffit Boards
Timber soffits crack and gap as they dry and move seasonally. Once the gaps open, birds — particularly starlings and sparrows — will exploit them immediately. A single pair of birds nesting in the eaves becomes a colony within two seasons, the accumulated debris blocks the ventilation pathway, and the nest material holds moisture against the rafter feet in exactly the area where it does most damage. Any visible gap in a soffit board needs filling or the board replacing promptly.
Gutters Pulling Away from the Fascia
A gutter that's visibly sagging, has gaps between it and the fascia board, or is pulling the bracket screws out of the timber is telling you the fascia behind it has rotted to the point where it can no longer hold a fixing. The gutter is the symptom — the fascia rot is the problem. Rehanging the gutter into the same board without replacing the fascia will fail again within months.
Visible Daylight or Wildlife Activity at the Eaves
Standing back and looking along the soffit line from the corner of the property, any section where daylight is visible between the soffit and the fascia, or between the soffit and the wall, is an open entry point. If you've noticed birds entering at the roofline or heard scratching in the eaves, the soffit has almost certainly opened at one or more points.
Condensation or Damp in the Loft Space
If the loft shows signs of condensation — water droplets on the underside of the roof deck, damp insulation at the eaves, or staining on the rafters near the wall plate — the roof void ventilation has been compromised. This is frequently caused by soffit vents that are blocked with debris or by solid soffit boards that replaced vented ones without maintaining the ventilation pathway. Correct soffit installation restores the airflow that keeps the roof void dry.
