Why Felt Flat Roofs Fail in Manchester
Traditional felt flat roofing — three-layer built-up felt torched onto the deck — was the standard for decades. On a dry, warm day it looks fine. In Manchester, it doesn't last.
Here's why. Felt relies on heat bonding and surface coatings to stay waterproof. Manchester's near-constant rainfall, combined with winter temperatures that regularly drop below zero, puts felt through a freeze-thaw cycle that no other flat roofing material handles as badly. Water finds its way into micro-cracks in the surface, freezes overnight, expands, and opens the crack wider. After a few winters of this, what started as a surface crack becomes a split that lets water through to the deck below.
The deck is where the real damage happens. Once water reaches the plywood or chipboard decking underneath a felt roof, it saturates the board. Saturated decking rots. A rotten deck can't support the new roofing layer properly — which means any repair to the felt surface on top of it will fail quickly, and a new roof installation requires full deck replacement before anything else can happen.
This is why we're direct with customers about older felt roofs: repeated patching costs more over five years than a proper replacement. And when we do a replacement, we inspect and replace any compromised decking before laying the new system — because a new roof on a rotten deck is a new roof that will fail.

The Six Most Common Flat Roof Problems We Fix
Ponding water — Flat roofs are designed with a minimum 1:80 fall to allow water to drain. When falls aren't achieved during installation, or when the deck deflects over time, water sits on the surface rather than draining. Ponding accelerates surface breakdown and adds structural load. We assess the falls and either regrade the roof or install tapered insulation to create proper drainage without lifting the whole roof.
Blistering — Blisters in a felt or GRP surface are caused by moisture trapped between layers during installation, expanding as it heats up. Small blisters are cosmetic and don't necessarily leak immediately, but they weaken the surface. Large or burst blisters are a repair job. On an old felt roof, widespread blistering means replacement.
Failed upstands — Where the flat roof surface meets a wall, it must turn up and seal against the vertical surface. Upstands that are too short, poorly adhered, or not protected by a cover flashing are one of the most common flat roof leak points. We repair failed upstands as a standalone job on roofs that are otherwise in good condition.
Split or cracked membrane — Splits in GRP are usually caused by structural movement or impact. Splits in EPDM are usually at poorly made joints or where the membrane has been walked on repeatedly without protection. Both are repairable if caught early and the deck underneath is dry.
Failed edge details — The drip edge where the flat roof surface terminates at the fascia is a vulnerable point. Water that gets behind a poorly finished edge runs down the fascia, into the soffit, and eventually causes timber rot. We re-finish edge details as part of any flat roof repair or installation.
Blocked or failed outlets — Flat roofs drain through internal outlets or perimeter gutters. Blocked outlets cause ponding; outlets that weren't installed with the correct upstand allow water to back up under the membrane. We clear blockages and replace failed outlets where needed.

GRP or EPDM — Which Flat Roof System Is Right for You?
This is the question we get asked most, and the honest answer is that it depends on the specific roof rather than personal preference.
GRP fibreglass is installed as a seamless, jointless surface — no overlaps, no joints, nowhere for water to track in. It cures rock-hard, handles foot traffic without damage, and is the right choice for most standard domestic flat roofs: garages, extensions, bay windows, and dormers with a straightforward shape and sound deck.
EPDM rubber is a single-sheet membrane that stays permanently flexible once installed. That flexibility is its advantage on roofs with complex shapes, multiple angles, or where there's structural movement in the building — common in Manchester's Victorian terraces where settlement is still ongoing. A rigid GRP surface on a moving structure will eventually crack at stress points. EPDM won't.
