Slate and Tile Surface Condition
We check the full roof surface for slipped, cracked, missing, or porous slates and tiles — including rear elevations and hidden slopes that aren't visible from the street. On Victorian slate roofs we assess for the early signs of nail sickness — slates that have dropped slightly out of alignment, indicating the fixings below are corroding through. Identifying nail sickness early determines whether targeted repairs will hold or whether the roof is approaching the point where re-slating becomes more economical than continued maintenance.
Ridge and Hip Mortar
The mortar bedding that secures ridge tiles at the apex and hip tiles along the diagonal is one of the most common failure points on Manchester's older housing stock. We check for cracking, gaps, loose tiles, and mortar that has receded significantly from the tile face — all of which are active water entry points that will worsen through the next freeze-thaw cycle. Lead Flashings

We check that lead is properly turned into mortar joints, correctly lapped, and that the mortar pointing securing it is intact. Lifted or cracked flashing is flagged with photographs.
Chimney Condition
The chimney stack is the most exposed element of any property and typically the first to show significant deterioration. We inspect flaunching condition, mortar joint erosion, brick spalling, pot security, and the lead flashing at the roof junction. On properties where the chimney is redundant but still standing, we assess whether maintenance or removal is the more economical long-term option.
Felt Underlay and Batten Condition
Where accessible at the eaves, we check the felt underlay for signs of deterioration — sagging between battens, tears, or brittleness indicating the material is past its useful life. On pre-1990s properties the original bitumen felt underlay has often failed silently for years before a leak becomes apparent internally. We also check batten condition at the eaves edge where moisture from the wall below tends to concentrate.
Flat Roof Areas
Where the property has flat roof sections — garages, extensions, bay windows, or dormers — we inspect the full surface for blistering, splits, failed upstands, blocked outlets, and edge detail condition. We check deck condition where accessible and assess whether the system is in the repair or replacement phase of its life.
Gutters, Fascias, and Soffits
We check the full gutter system for blockages, joint failures, bracket security, and fall toward the outlet. Fascia and soffit condition is assessed for rot, gaps, and bird entry points. These are the elements most likely to be causing slow water damage to the wall and eaves structure without any obvious leak being apparent inside the property.
Loft Space Inspection
Where loft access is available, we check the underside of the roof deck for moisture staining, the wall plate and rafter feet for rot, the condition of the felt underlay from below, and any signs of condensation or active water ingress around chimney stacks or party walls. The loft space frequently shows the earliest signs of roof problems — staining that hasn't yet progressed to the ceiling below.
